Professional Summary

Ryan M. Hlubb, MAI, SRA, is the founding partner of Principle Real Estate Companies, a multi-disciplinary professional services firm specializing in valuation services while also offering brokerage, capital, and tax consulting. Ryan’s expertise lies in tax assessment appeals, complex litigation, going concern properties, regional bank assignments, and mentoring the next generation of appraisers within his practice.

Raised in the greater Baltimore area, Ryan attended the University of Maryland Baltimore County before joining a start-up web development company. Within a year, the company was acquired by two larger internet firms. As a technical engineer, Ryan led a team in supporting and developing a do-it-yourself website product, a precursor to modern platforms like Wix and WordPress.

After leaving the tech industry, Ryan joined his father in private appraisal practice, building on the foundation laid during his youth, when he began immersing himself in the field as early as age 13. In just a few years, Ryan earned multiple certifications and established his own practice. Years later, his father, Paul F. Hlubb Jr., MAI, SRA, CRE, rejoined Ryan in professional practice before recently transitioning into semi-retirement. Ryan’s son Ryan Hlubb Jr has also entered the appraisal profession and will be a 3rd generation appraiser.

Ryan has been a prominent leader within the Appraisal Institute and his local community. He developed a robust associate and candidate program during his tenure with the Maryland Chapter of the Appraisal Institute, serving as a bridge between aspiring appraisers and seasoned professionals. Over the years, Ryan has held numerous roles within the organization, including serving twice on the Admissions Designations and Qualifications Committee, as Regional VI Chair, and as a Director on the National Board. Locally, he has held almost every leadership position within the Maryland Chapter.

In 2024, Ryan was honored with the Bert L. Thornton President’s Award in recognition of his significant contributions to the industry and his commitment to excellence. This award reflects his leadership, integrity, and dedication, which are the hallmarks of the Appraisal Institute.

With over 25 years of experience in real estate valuation, Ryan has made a lasting impact through his expertise in complex assignments and his ability to solve unique appraisal challenges. His leadership and forward-thinking approach continue to shape the future of the appraisal profession.

Personal Summary

Ryan Hlubb resides in York, Pennsylvania, with his wife Cameron and their three children, aged 10, 20, and 23. Together, they enjoy family life, exploring good food, and tackling home improvement projects. Ryan is an active volunteer in his community and enjoys activities such as golf, tennis, snow skiing, camping and running with the “Breakfast Club” for over 15 years. He is also a two-time bocce champion and enjoys staying busy with various pursuits.

Ryan has a long history of community involvement, including coaching youth sports such as basketball, soccer, and baseball, volunteering for school programs, and serving as a board member for local non-profits. Guided by the principle “Men for Others,” instilled in him during his youth, Ryan approaches life with a commitment to service and a pragmatic, independent mindset.

Known for his high standards and dedication to excellence, Ryan leverages his personal and professional experiences to drive meaningful change within the Appraisal Institute, ensuring it evolves to meet the needs of tomorrow.

Ryan aims to strengthen connections within the organization by encouraging active participation in events, engaging with the Chapters and ensuring every member’s voice is heard and valued.

Transforming Governance

Ryan believes the governance of the Appraisal Institute requires a complete overhaul to restore the balance of influence to the members and not a select few.

Building Collaborative Networks

Ryan envisions a more interconnected community where members collaborate across disciplines and with users of our service. He aims to facilitate partnerships that drive innovation and shared success within the appraisal profession.
